These Terms of Use (“Agreement”) govern your access to and use of the Mortgage Monitor platform (the “Platform”), a service operated by **Centum Financial Group Inc.** (“CENTUM”, “we”, or “us”). By creating an account, submitting information, or otherwise using the Platform, you agree to be bound by this Agreement. If you do not agree, you may not use the Platform.

1. Description of the Platform

The Platform provides homeowners (“you” or “Client”) with tools to:

• Monitor property and mortgage details;
• Receive automated insights and reports;
• Identify potential mortgage renewal, refinance, or servicing opportunities;
• Receive communications from your mortgage or real estate professional.

The Platform is an informational tool only. It is not a substitute for legal, financial, or mortgage advice.

2. Eligibility

You must be a Canadian resident who is of legal age of majority in your province of residence. You may only use the Platform for lawful, personal, non-commercial purposes.

3. Your Responsibilities

You agree to:

• Provide accurate, current, and complete information;
• Use the Platform only for your own property or authorized purposes;
• Not share your login credentials;
• Not use the Platform in any way that is fraudulent, illegal, or abusive.

You are responsible for all activity conducted under your account.

4. Privacy and Consent

Your use of the Platform is subject to our Privacy Policy, which describes how we collect, use, and share your personal information.

By using the Platform, you consent to:

• The collection and use of your personal information to provide Platform services;
• Sharing relevant data with your referring mortgage or real estate professional;
• Receiving communications related to your mortgage and property.

5. Third-Party Services and Referrals

From time to time, you may be offered the opportunity to be connected with a licensed mortgage or real estate professional. If you choose to proceed, these opportunities may be administered by CPG HomeHub LP, an affiliate of CENTUM.

HomeHub will provide all necessary disclosures and obtain any required legal consents before connecting you to a third party.

You are under no obligation to use these referral services.

6. No Advice

The Platform does not provide mortgage, financial, legal, or investment advice. All content is for general informational purposes only.

You should consult with qualified professionals before making any financial or mortgage-related decisions.

7. Intellectual Property

All content, trademarks, software, and materials provided via the Platform are the property of CENTUM or its licensors. You receive a limited, non-exclusive, non-transferable right to use the Platform.

8. Limitation of Liability

The Platform is provided “as is” without warranties of any kind. CENTUM disclaims all responsibility for:

• The accuracy or timeliness of automated estimates or insights;
• Any errors, omissions, or interruptions in service;
• Any decisions made based on Platform content.

To the extent permitted by law, CENTUM's total liability shall not exceed CAD $100.

9. Termination

You may stop using the Platform at any time. CENTUM reserves the right to suspend or terminate your access at its discretion.

10. Modifications

CENTUM may update these Terms from time to time. Updates will be posted online with a new effective date. Continued use of the Platform constitutes your acceptance.

11. Governing Law

This Agreement is governed by the laws of the Province of British Columbia and the applicable laws of Canada.
